services

Also known as the amendment of the scheme. This applies to the changing in zoning in order to accommodate another land use.

It’s the process of assigning an erven different category of restrictions in terms of usage and development.
Examples include, Overnight Accommodation; Commune, Flats; Hotel; Restaurant; Shops, Filling Stations etc. 


Township Establishment

It’s the legal process whereby the municipality accesses the application made to convert a piece of viable land into an area where Educational, Institutional, business and residential development may take place.

Subdivision of Land

Subdivision entails dividing erven into several parts. This usually increases the value of the land and each part can be sold to one or more buyers.

Consent Use Applications

Is an application that’s lodged to the municipality to allow certain development rights in terms of the town planning scheme, without changing the main zoning of the property.
Examples of consent use applications: Household Enterprise for Home Office/Tavern/Spaza/Creche/Salon
• Additional Dwelling Unit: Granny flat, Cottage
• Relaxation of development rights (Building Line, Density, Coverage,)
